Effective 1 July 20261. What PhuVillas is
PhuVillas (phuvillas.com) aggregates listings from independent partner agencies and forwards your enquiries to them. PhuVillas is not a real estate agency, does not participate in transactions, and does not offer legal, investment, or tax advice. The site is free to use.
2. Listing information and reliability
Listing data (prices, stock status, dimensions, photos, ownership) originates from agency feeds and is re-published in good faith without individual verification. Data can be incomplete, outdated, or inaccurate; availability shifts daily. Before any decision, independently verify all material details (title, ownership, size, price) with the agency and your lawyer.
3. Pricing and currency
Thai baht (฿) is the sole authoritative price. All other currency displays (GBP, AUD, USD, EUR) are estimates refreshed periodically, marked with ≈, and unsuitable for transaction reliance. Guides and FAQ content are educational materials only, not legal, financial, tax, or investment counsel.
4. Enquiries and partner agencies
When you enquire, we transmit your message to the partner agency listing that property. Everything after — viewings, negotiations, agreements, money handling — is strictly between you, that agency, and the seller. PhuVillas bears no liability for partner agencies' conduct or omissions. Our referral compensation doesn't constitute agency relationships.
5. Use restrictions and intellectual property
Personal, non-business property research is permitted. Prohibited: scraping or automated bulk-downloading of listings, republishing content elsewhere, disrupting services, or submitting false enquiries. Site layout, editorial text, and the listing compilation are copyright protected; listing photography belongs to original owners.
6. Liability limits
The service is offered as-is with no express or implied warranties. We disclaim liability for losses from site use, reliance on listing or editorial data, currency approximations, or partner agency interactions to the fullest extent law permits. Nothing herein removes liability for harms the law forbids excluding.
7. Governing jurisdiction and updates
Thai law governs these terms; Thai courts handle disputes. PhuVillas may revise terms or service at any time; the current published version is binding. Severance: if any provision is unenforceable, remaining terms stay intact.
